Position: Senior Manager – Marketing & CS (Commercial Leasing & CS)Experience: 12+ years of relevant experience in Real Estate Marketing & Customer Service.Education: Graduate with PG/MBA degree from reputed universities.Location: Pune.Competencies: In-depth knowledge of Pune’s commercial real estate industry. Good communication & presentation skills. Negotiation skills, networking, Teamwork, Good Disposition, customer focused. Pune specific market intelligence in RE and specifically commercial RE. Good local/Pune specific occupier network and contacts. Understanding of various projects and developments in Pune. Experience of working with international property consultants. Concluded multiple lease transactions in IT Parks in Pune in a personal capacity. Knowledge of power point presentations, Excel and MS office.Responsibilities:Strategize, Develop, and implement the Marketing Plan for the project and city (with the VP Marketing – West) to synergize with the objective of the city operations. Secure meetings and meet occupiers, consultants, and other industry veterans to build business relations and explore opportunities.Conclude lease transactions, secure pre-commitments. Oversee, manage, and execute lease documentation related works.Align the marketing plan for the project/city with the India marketing Plan of Keppel.Strategize, develop, and implement promotion plan for positioning of the project.Plan and implement Customer Relations Management (CRM) activities. Analyze the micro and macro environment that will impact the demand for the product and adjust marketing plan and pricing strategy to capitalize on the opportunity or to generate new demand for the projects under the ward.Ensure maintenance of standard, process and procedures for lease management, marketing management and customer relationship management. Constantly seeking improvement in the process and procedure.Manage promotional activities and sponsorship for the project in consultation with VP Marketing South.Direct marketing, create sales channel and ensure healthy pipeline of prospects.Lease Management to ensure maintenance of healthy occupancy of the projects.Customer profiling to ensure thorough understanding of clients’ industries and businesses to enable generation of future business as well as risk mitigation.Analyze the market conditions to forecast market demand /supply for the projects in the city.Review and revised relevancy of projects’ USPs.Develop and maintain a good relationship with all the occupiers and ensure optimal levels of consumer service and consumer satisfaction thereby enhancing customer retention and business enhancement through existing tenants.Positional requirements:Relevant commercial leasing experience with reputed international and/or local developers or IPCs.Excellent oral and written communication skills and presentation skills.Ability to achieve targets with self-drive.Lead a team to achieve team/organizational goals (good leadership skills).Ability to work as an individual contributor – set aggressive self-targets, timelines and ensure highest levels of productivity. Ability to work with minimum local supervision and yet achieve highest levels of productivity.
