Manager (Technical - B.Arch./Civil Eng.) Location: Goa Education: Architect/ Civil Eng. Reporting Manager : Manager / Sr. Manager Job Description: Regulatory compliances Technical Drafting knowledge of Drawings in Autocad Having fair knowledge of DCR/Bylaws with experience in Real estate industry. An understanding of basic processes and regulations for obtaining the necessary permissions from appropriate authority. Coordinate with internal teams (design, legal, construction) and external agencies (consultants, authorities, vendors) to enable smooth project execution. Oversee all the approvals, Permissions and clearances required for projects, ensuring they comply with government regulations. Conduct detailed feasibility studies for each project and advise on potential challenges associated with land acquisition, local bodies and legal constraints that could impact project timelines and cost. Ensure the effective resolution of any issues arising from local authorities, site team or other stakeholders that could delay or halt the construction work. Maintain up-to-date documentation of all approvals and ensure adherence to timelines and compliance standards. Monitor changes in regulations that may impact current or future projects and advise senior management accordingly. Represent the company in regulatory hearings, site inspections, and other official interactions when required. Site development Conduct periodic site visits to monitor project progress and ensure adherence to approved plans, construction completion timelines. Coordinate with project teams to understand evolving site requirements from permissions point of view and communicate critical updates from the ground. Carry out detailed site analysis, including boundary demarcation, topographical study, and identification of development constraints. Review, maintain, and update comprehensive site reports covering all phases—from design documentation and GFC drawings to execution and handover. Identify, assess, and mitigate risks associated with land acquisition, statutory compliance, and regulatory approvals. Track progress against development milestones and flag deviations or bottlenecks for timely resolution.
