You will run day-to-day property accounting while translating operational data into clear financial insight for leadership.The role is hands-on, execution-focused, and highly visible, with a natural path toward broader asset management responsibility as the portfolio scales. It is ideal for someone with strong real estate accounting fundamentals who also enjoys NOI analysis, spend control, and improving asset-level performance.Key Responsibilities:Property Accounting & Financial OperationsOwn end-to-end property accounting across AppFolio, QuickBooks, and Excel / Google SheetsManage full-cycle accounting, monthly close, bank and operating account reconciliationsHandle intercompany accounting and prepare property-level financials, operating statements, and NOI reportsMaintain clean, audit-ready books across all entitiesBudgets, Forecasting & Variance AnalysisManage annual operating budgets, rolling forecasts, and asset-level & portfolio-level cash flow projectionsOwn budget vs actual analysis across utilities, payroll allocations, R&M, and recurring vendor expensesProactively identify variances, explain drivers, and recommend corrective actionsCollections, Cash Flow & Risk ManagementPartner closely with Property Management on collections, delinquency tracking, and AR agingTrack cash receipts vs rent rolls and flag liquidity risks earlySupport near-term and rolling cash flow planning across propertiesExpense Control & Performance MonitoringMonitor operating and maintenance spend to establish baseline cost trendsIdentify anomalies or inefficiencies before payments are releasedInvestigate root causes and provide leadership with clear, actionable insightsInvestor, Tax & Asset SupportSupport investor and tax reporting, including capital accounts and depreciation schedulesCoordinate with external CPAs and tax advisors on K-1s, annual filings, and investor reportingSupport asset management and acquisitions by benchmarking new opportunities against in-place portfolio performanceMaintain datasets on operating metrics such as cost per unit, expense ratios, and NOI marginsSystems, Tools & Ways of WorkingHeavy use of AppFolio (property accounting) and QuickBooks (entity-level accounting)Advanced use of Excel / Google Sheets for financial models, dashboards, and controlsContinuously improve processes through automation, documentation, and AI-enabled toolsRemote role requiring strong written communication, clear documentation, and independent ownershipClose collaboration with U.S.-based stakeholders during EST hoursWhat We’re Looking For4–7+ years of experience in real estate accounting, property accounting, or asset management financeHands-on experience with full-cycle accounting, monthly close, budgeting, forecasting, and variance analysisExperience supporting multifamily, commercial, or mixed-use assetsStrong proficiency in AppFolio and QuickBooksAdvanced Excel / Google Sheets skillsSolid understanding of NOI drivers, expense controls, and asset-level cash flowExperience with multi-entity structures, investor reporting, and U.S. real estate portfolios strongly preferredSmart, sharp, detail-oriented, and comfortable owning outcomes end-to-endAble to work overlap EST hoursImmediate joiner preferredWhy This RoleHigh ownership and visibility across a growing real estate portfolioDirect exposure to asset-level decision making and leadershipOpportunity to grow into broader asset management and strategic finance responsibilitiesRemote role with real impact, not back-office accounting
