Location: New Delhi Qualification: B.Tech in Civil/Mechanical/Electrical (Mandatory)Experience: 15–20 years in large-format commercial/industrial property operationsRole SummaryWe are hiring a General Manager – Technical Services & Facilities to take full ownership of technical operations across a 900,000 sq. ft. completed industrial development in Central Delhi. This is a hands-on senior role requiring team management, task prioritization, SOP execution, vendor coordination, and day-to-day delivery oversight.This role entails defining strategy and build systems and also responsible for ensuring the systems already defined (SOPs, KPIs, KRAs, AMC protocols, fit-out timelines, vendor SLAs) are followed rigorously, efficiently, and within set timelines.Key Responsibility AreasTeam & Task ManagementLead a team of in-house engineers, technicians, and facility staff across multiple services (electrical, HVAC, STP, plumbing, civil, etc.)Allocate daily/weekly tasks, set priority-based targets, and run structured morning briefings and weekly planning meetingsEnsure team members are aware of their KRAs, timelines, and escalation paths — and deliver against them consistentlyMaintain team morale, discipline, shift scheduling, and ensure accountability across all internal and outsourced staffSOP & KRA/KPI ExecutionEnsure all technical Standard Operating Procedures (SOPs) and task checklists are followed without deviationMonitor daily, weekly, and monthly KPI targets for breakdowns, response times, AMC logs, utility uptime, and tenant fit-out SLAsEscalate non-compliance and repetitive gaps in task performance to senior leadership with recommended corrective actionsMaintain clear documentation and logs for every service line under your supervisionFacilities Oversight (Ongoing)Ensure smooth functioning of STP, HVAC, DG sets, fire systems, elevators, BMS, and water systemsKeep all utility and technical systems compliant, operational, and audit-ready at all times Maintain checklists, logbooks, and dashboards for every major asset and systemEnsure a zero downtime culture through preventive maintenance and fast-response protocols. Oversee and sign off on fit-out approvals. Approve technical drawings, monitor ongoing works, ensure safety compliance, and proper handoversVendor Management & RFP/Rate ControlEnsure all vendors meet SLA commitments, timelines, material specs, and reporting protocolsApprove RFPs, rate comparisons, work orders, and ensure timely release of jobs with clear deliverables & evaluate new vendor proposals, escalate rate discrepancies, and negotiate where requiredCompliance, Safety & ReportingEnsure all technical operations comply with Delhi’s building, fire, electrical, and water lawsMaintain an always-ready folder of licenses, NOCs, AMC certificates, inspection logs, and safety checklistsRun monthly reporting to senior management, including site KPIs, vendor reports, escalations, and risk itemsContinuous Improvement, CAM Optimization & Asset EnhancementActively monitor and optimize Common Area Maintenance (CAM) costs through strategic vendor negotiations, manpower allocation, AMC structuring, and utility efficiencyIdentify and implement new technologies, systems, and energy-saving methods to reduce operational costs without compromising tenant experienceProactively suggest improvements to infrastructure, cleanliness, lighting, air quality, aesthetics, and service standards to make the property more attractive to current and prospective occupiersConduct quarterly reviews of OPEX vs. NOI impact, and propose changes that directly contribute to improved building valuation and tenant retentionDesign & Engineering CoordinationCoordinate with architects, structural engineers, MEP consultants, and landscape designers.Review and approve technical drawings, BOQs, and design documents.Ensure value engineering and optimization of design for cost-effectiveness and sustainability.Construction ManagementSupervise site execution teams and monitor progress against plans.Review contractor performance and resolve technical issues on site.Ensure implementation of best practices in construction methodology and safety standards.Financial ManagementPrepare project budgets, cost estimates, and cash flow projections.Monitor project expenditures and ensure cost control.Approve variations and change orders within defined authority limits.Must-Have Skills & Experience15+ years in technical operations or facilities management across commercial or industrial assets (residential-only not preferred)Experience managing teams of 10+ across shifts, vendors, and multiple services (MEP, STP, AMC)Strong command over task delegation, timeline planning, weekly/monthly execution cyclesCapable of preparing and reviewing RFPs, work orders, BOQs, rate comparisonsAbility to lead on-ground teams while maintaining visibility, discipline, and documentationFamiliar with Delhi’s compliance landscape: DFS, DJB, DISCOM, MCD/DDA, Pollution Board
