Job Description – Transaction Management (Key Accounts)Position Summary The Transaction Management is thesenior strategic leaderresponsible for shaping, governing, and delivering the real estate transaction strategy for high‑value key client accounts across India. This role demands exceptional executive presence, a strong command of commercial real estate markets, and the capability to influence C‑suite stakeholders within client organizations and CBRE. They will function as thesingle point of accountabilityfor the client’s real estate portfolio performance, ensuring alignment with global corporate strategies, driving continuous optimization, and leading multi‑disciplinary teams to deliver excellence across all real estate transaction lifecycle stages.Key Responsibilities 1. Strategic Portfolio Ownership Define and lead the India-wide real estate transaction strategy, ensuring alignment with regional and global CRE directives. Challenge and influence client leadership through data-backed insights, scenario modelling, and long‑range portfolio planning. Anticipate market shifts, business expansions, regulatory trends, and commercial risks to proactively shape client’s real estate strategy. Drive enterprise-level outcomes including cost optimization, footprint rationalization, portfolio resilience, and operational agility. 2. Executive Stakeholder Management Serve as a senior strategic partner to the Client’s Corporate Real Estate (CRE) leadership and business unit heads, building trusted relationships across decision‑making levels. Lead key client engagement forums including business reviews, portfolio strategy sessions, governance meetings, and performance discussions. Ensure consistent communication, seamless service delivery, and proactive issue resolution across all touchpoints. Serve as the senior-most relationship partner to the client’s leadership, building trust and influencing strategic decisions. Lead governance forums including quarterly business reviews, portfolio steering committees, and annual planning workshops. Engage with C‑suite stakeholders across Business Leadership, CRE, Finance, Legal, Compliance, Projects, Audit, and Facilities. 3. End‑to‑End Transaction Governance Initiate, oversee, and close transactions across renewals, acquisitions, expansions, consolidations, dispositions—ensuring strategy, risk, and compliance alignment. Ensure full adherence to client governance frameworks, including policy controls, audit requirements, global playbooks, and approval matrices. Translate client business drivers into actionable portfolio and transactional strategies. Lead negotiations, collaborating closely with brokerage teams, legal counsel, finance, and other internal stakeholders to secure optimal commercial and contractual outcomes. Provide direction and governance to brokers, third‑party partners, and Lease Documentation Specialists. Develop and enforce high‑performance operating models for transaction execution, documentation quality, and service consistency. Provide oversight for complex legal negotiations across LOIs, MOUs, lease agreements, sale deeds, and termination documents. Establish and maintain robust risk‑mitigation frameworks for commercial, contractual, and operational exposures. Drive standardization of templates, processes, governance models, and reporting formats across India portfolios. 4. Analytical Mindset Lead financial modelling, investment analysis, NPV/IRR assessments, portfolio benchmarking, and business case development. Perform market and financial analysis and ensure accurate data for each transaction, translate analytics into board-ready recommendations. Partner with Finance leadership to shape the Annual Operating Plan, RE Budgets, Capital Planning, and cost‑efficiency strategies. Drive disciplined performance management across KPIs, SLAs, savings targets, and operational scorecards. 5. People Manager and Team Player Provide strategic leadership to transaction managers, analysts, and cross‑functional delivery teams. Partner closely with Projects, Facilities Management, Advisory & Consulting, Research, Risk, and Legal to deliver integrated real estate solutions. Foster a culture of accountability, excellence, innovation, and continuous improvement. Mentor high‑potential talent and contribute to CBRE’s leadership development initiatives.Core Competencies Strategic Vision : Ability to define long‑term portfolio strategies, influence C‑suite decision‑making. Commercial & Financial Acumen– Strong expertise in real estate economics, deal structuring, financial modelling, and business case development. Relationship Intelligence– Skilled in navigating large, matrixed organizations and influencing without authority.Qualifications Postgraduate or bachelor’s degree in real estate, Finance, Business Administration, or related fields. 6–15+ years of progressive experience in corporate real estate, transaction management, portfolio strategy. (Mumbai – Pune – Bengaluru - Hyderabad) Significant experience managing real estate for multinational occupier clients. Proven track record of managing senior stakeholders, large teams, and complex cross-functional engagements. Ability to work effectively and lead a team in a cohesive, performance measured environment. Balance multiple responsibilities and deliverables while ensuring client satisfaction Strong proficiency in MS Office, financial modelling, and CRE technology platforms.
