Develop and drive concept designs with detailed drawings. Ensure design compliance with building codes, NBC, fire norms, and sustainability standards. Coordinate with architects, consultants, and internal stakeholders.Statutory Approvals: Secure all regulatory approvals: EC, RERA, building permits, fire NOC, water/power connections. Maintain compliance tracker and ensure zero penalties.Cost and Value Engineering: Optimize design for cost efficiency without compromising quality. Implement value engineering. Implement sustainable and innovative solutions.Stakeholder Management: Interface with Sales, Projects, Finance, and Legal for design and approval alignment. Interface with internal teams and external consultants. Manage consultants and vendors effectively. Resolve design-related issues promptly.Risk and Change Control: Maintain risk register for design and approval delays. Manage design changes and their impact on cost and schedule. Ensure robust reporting and documentation.Team Building and Process Improvement: Build and mentor team; streamline various DSA processes Implement governance frameworks (RACI, dashboards). Drive culture of accountability and continuous improvement. Drive performance culture and talent development. Drive continuous process optimization, system integration, and automation Competitors benchmarking and identifying areas of improvementRequisite Qualification:B.Arch / BE Civil + PG in Urban Planning or Project ManagementRequisite Experience:Min 20 years in Real Estate Projects in Maharashtra with expertise in on codes, regulations, and approval processes Design and Approvals for large Real Estate ProjectsSpecial Skills RequiredEssential Strategic thinking & Leadership skills Design coordination Regulatory literacy Negotiation and problem-solving skills Understanding of permits and compliances Risk mitigation Stakeholder management Proficiency in AutoCAD, BIM, and project management tools.
