Job Description:

We are seeking a strategic and detail-oriented Transaction Account lead, responsible for managing a diverse real estate portfolio of one of our leading clients. The portfolio includes land parcels, office spaces, supply chain, warehouse sites and residential assets.CORE EXPEREINCE 10+ years in driving large land divestments and outright land acquisitions across India. Strong understanding of all key steps in these land divestment processes i.e., pre sale work to make the asset sale ready, obtaining required valuations / opinions to determine potential sale proceeds, bidding process to secure offers from buyers, negotiations and legal documentation to drive such sale transactions to closure Excellent stakeholder management skills with C-suite, steering committee (RE lead, Legal, Finance, Tax) Adherence to client’s compliance process and ethical standards ensuring complete transparency. Strong eye for detail, analytical, negotiation, and communication abilities with proficiency in MS office In addition to the above, knowledge of driving leasing transactions for supply chain and logistic assets will be an added benefitKEY RESPONSBILITIES General Management The Transaction Account lead will undertake complete ownership of the client relationship in India and act as the primary point of contact - Drive transaction projects based on scope of service, prioritization of assignments and adherence to client SOPs, playbook and processes Identify and mobilize teams on ground to engage with client stakeholders, review and formalize fee terms and engagement letters based on the MSA arrangement (request for services document) Deliver client submission such as property brief, site tour books, marketing materials, request for proposal (RFP), business approval papers, cash flow model, comparative analysis etc. Conduct due diligence and credit checks on counterparties; coordinate with specialist teams (IT, Security, Design, Insurance, Tax) as needed. Facilitate weekly/monthly meetings, WIP calls with the client’s CRE, internal and external stakeholders. Maintain consistent reporting, communication and implement standardized templatesDivestment / Sale transactions Opportunity Identification: Evaluate and identify potential divestment opportunities within the client’s real estate portfolio across various asset classes. Stakeholder Coordination: Assist clients in selecting and onboarding on-ground transaction teams. Communicate the project scope, client expectations, operational protocols, and deliverables. Strategic Planning: Design and implement a comprehensive divestment strategy, including property assessments (e.g., Broker Opinion of Value), sale timelines, and business case proposals for internal approvals. Buyer Engagement & Negotiation: Collaborate with clients and transaction teams to identify prospective buyers, support due diligence processes, and negotiate favorable transaction terms. Process Management: Coordinate with internal client teams, including legal, finance, and workplace services, to ensure smooth and efficient divestment execution. Progress Monitoring: Track divestment progress, proactively identify and mitigate risks or delays, and communicate critical updates to clients. Transaction Closure: Oversee the execution of sale documentation (e.g., Sale Deed, Deed of Assignment) and ensure successful asset handover with all relevant stakeholders. Reporting & Compliance: Maintain updated records of the client portfolio post-transaction and support compliance reporting and final invoicing procedures.Leasing transactions Maintain a comprehensive schedule of upcoming lease renewals and key lease milestones across the supply chain portfolio. Collaborate with the client’s Real Estate (RE) lead to develop renewal strategies, analyze rental benchmarks, gather market intelligence and ensure timely execution of lease renewals. Prepare business case, secure necessary approvals in alignment with the client's Schedule of Authority (SOA). Liaise with the legal team to draft and finalize Letters of Intent (LOI), Agreement to Lease (ATL), and renewal agreements.
