About the CompanyHi, Greetings from Quesscorp! One of our client is seeking for a Senior VP – Head Lesioning.About the RoleThe individual works directly with President- Corporate Affairs. This role requires dealing with various Government Departments.ResponsibilitiesRegulatory & Compliance Lead all liaisoning activities with Government authorities, Urban Local Bodies, Development Authorities, State & Central Departments. Obtain approvals, NOCs, and clearances for land acquisition, zoning, building plans, environmental, fire, utilities, and other statutory requirements. Ensure compliance with RERA, Municipal laws, and other applicable real estate regulations. Government & External Relations Build and maintain strong relationships with government officials, statutory bodies, industry associations, and consultants. Act as the company’s representative for policy advocacy and regulatory discussions. Monitor changes in policies, laws, and regulations impacting real estate projects and advise management proactively. Project Support Facilitate smooth execution of real estate projects by coordinating with internal teams (legal, projects, land, finance, etc.). Resolve bottlenecks in approvals and statutory processes. Support land due diligence, title clearance, and acquisition processes. Coordinate with external stakeholders to address any concerns or queries related to ongoing real estate projects. Facilitate communication and collaboration among all parties involved. Risk Assessment Identify potential risks and challenges that may affect project timelines or compliance. Proactively develop strategies and contingency plans to mitigate these risks. Provide timely updates and reports to senior management on potential issues and recommended courses of action. Stakeholder Management Engage and manage relationships with various stakeholders, including community groups, local organizations, and industry associations. Attend meetings, forums, and events to represent organization and promote positive engagement. Regulatory Engagement Actively engage with Central, State, and Local government authorities, industry chambers, and regulatory bodies to represent the organization’s interests in policy formulation and amendments related to real estate, urban development, land, and infrastructure. Policy Monitoring & Analysis Continuously track emerging policies, draft bills, notifications, and circulars that impact the real estate and infrastructure sector. Assess implications for the organization and provide recommendations to management. Strong understanding of Mumbai real estate sector — residential, commercial, retail, industrial, logistics and mixed-use developments. Proven track record of securing key high-rise project approvals such as:Intimation of Disapproval (IOD) & Commencement Certificate (CC). Height clearance from Airport Authority of India (AAI). Fire NOC for high-rise structures. Environmental clearance for projects above stipulated thresholds. Coordination with multiple departments including water supply, sewerage, electricity, and road authorities.Experience navigating challenges unique to Mumbai high-rise projects. Local Regulatory Expertise Hands-on experience in obtaining approvals from the Municipal Corporation of Greater Mumbai (MCGM / BMC), Mumbai Metropolitan Region Development Authority (MMRDA), Slum Rehabilitation Authority (SRA), Maharashtra Housing and Area Development Authority (MHADA), and other relevant bodies. In-depth knowledge of Development Control & Promotion Regulations, Coastal Regulation Zone (CRZ) norms, and their implications for vertical development. Documentation and Compliance Ensure all necessary documentation, licenses, permits, and approvals are obtained and maintained in accordance with legal and regulatory requirements. Keep track of deadlines, filings, and compliance obligations to avoid any legal or operational setbacks.QualificationsExperience: 15+ Qualification: BE CIVIL (Can be try B Arch)Required SkillsStrong understanding of Mumbai real estate sector.
