Master’s in Construction / Project management preferredAdditional Qualification:- PMI PMP / RMP- LEED / IGBC AP- CDCP, CDCS, CDCE certification, Uptime ATD or ATSExperience:15+ years in managing large scale construction projects 7+ years in data centers / large scale commercial developmentsRole Purpose: The Project Campus Construction is the ultimate on-site authority and primary leader for the entire construction program within a designated multi-phase or multi-building data center campus. This executive role is singularly focused on the successful, integrated delivery of all construction activities – encompassing Civil, Structural, Architectural (CSA), Mechanical, Electrical, and Plumbing (MEP) – for both Colocation (CoLo) and Hyperscaler projects. This leader is responsible for orchestrating seamless coordination between all trades, ensuring overall campus safety, maintaining strict adherence to master schedules and budgets, upholding the highest quality standards, and mitigating campus-level risks. They serve as the direct liaison between the corporate construction leadership (Head of Construction CSA/MEP) and the diverse on-site execution teams.Key Responsibilities: 1. Overall Campus Construction Leadership & Integration:Single Point of Accountability (On-Site): Serve as the senior-most company representative on the designated data center campus, holding ultimate responsibility for all construction activities and outcomes at the site level. Integrated Program Management: Develop, implement, and rigorously manage the master construction program for the entire campus, integrating detailed schedules, resource plans, and logistical strategies from all trades (CSA, MEP, IT infrastructure, security, etc.).Cross-Functional Coordination: Act as the central orchestrator, driving seamless coordination and collaboration between the various construction disciplines (CSA, MEP, network, security, site development), ensuring optimal workflow, clash resolution, and critical path management for the overall campus.Methodology & Phasing: Define and oversee the overall campus construction methodology, phasing strategies for multiple buildings/phases, and site-wide logistics plans to maximize efficiency, accelerate delivery, and minimize disruption.Process Adherence: Ensure strict adherence to all company construction standards, processes, and methodologies across all on-site activities.Continuous Improvement: Champion continuous improvement initiatives at the campus level, identifying and implementing best practices in construction techniques, safety protocols, and project management.Manage Client Engagement: Be a single point of contact for clients (CoLo or Hyperscaler) to provide detailed updates on construction progress, discuss technical challenges, and ensure client-specific requirements for power delivery, cooling capacity, and system redundancy are being met.2. Site Management & Operations: Campus-Wide Safety Leadership: Establish and enforce a pervasive zero-incident safety culture across the entire data center campus. This includes overseeing site-wide safety programs, conducting regular safety audits, leading incident investigations, and ensuring compliance with all local and international HSE regulations.Site Logistics & Management: Oversee all campus-level logistics, including site access, material laydown areas, temporary facilities, utility connections, waste management, and traffic flow, optimizing for efficiency and safety.Environmental Stewardship: Ensure compliance with all environmental permits and regulations for the entire campus. Implement sustainable construction practices, including waste reduction, recycling, and minimizing environmental impact during site development.Site Infrastructure Development: Manage the construction of common campus infrastructure such as internal roads, pathways, fencing, security perimeter, campus-wide utilities (power, water, sewer, fiber backbone), and landscaping.Stakeholder Relations (Local): Manage complex relationships with local authorities, utility providers, community groups, and regulatory bodies at the campus level, ensuring smooth operations and swift resolution of any issues.3. Program & Project Control (Campus Level):Master Schedule Management: Own and manage the comprehensive master schedule for the entire data center campus, integrating individual building schedules and ensuring all critical milestones are met. Proactively identify and mitigate potential delays affecting overall campus delivery.Overall Budget & Cost Control: Manage the consolidated CAPEX budget for the entire campus construction program. Implement rigorous cost control measures, track overall expenditures, manage campus-level change orders, and provide accurate financial forecasts to corporate leadership.Risk Management: Identify, assess, and mitigate campus-level risks (e.g., site-specific challenges, permitting delays, supply chain issues, multi-project dependencies, labor availability) that could impact the overall program. Develop and execute comprehensive contingency plans.Campus-Wide QA/QC: Implement and enforce a comprehensive Quality Assurance and Quality Control (QA/QC) program across all trades and buildings within the campus, ensuring that all construction activities meet or exceed design specifications, quality benchmarks, and industry standards. Performance Monitoring: Establish and monitor key performance indicators (KPIs) for campus construction, tracking progress, quality, safety, and budget adherence.4. Contractor & Stakeholder Management (Campus Focus):Primary Contractor Interface: Serve as the main point of contact and lead for the overall general contractor (GC) and major campus-level subcontractors across all trades.Performance Oversight: Rigorously manage and evaluate the performance of the general contractor and key subcontractors at the campus level, ensuring adherence to contractual obligations, quality standards, and aggressive schedules.Issue Resolution & Escalation: Act as the ultimate on-site escalation point for all construction related issues (CSA, MEP, site infrastructure), facilitating rapid resolution and escalating critical issues to the respective Heads of Construction (CSA/MEP) and Head of Design and Delivery when necessary.Client Engagement: Serve as the primary on-site client liaison, regularly communicating campus level construction progress, addressing concerns, and ensuring overall client satisfaction with the physical build-out.Utility & Authority Coordination: Direct the coordination with utility companies for power delivery, fiber optic connections, and other campus-wide services. Manage relationships and inspections with local building authorities and other relevant agencies.5. Project Reporting & Communication:Consolidated Reporting: Provide regular, consolidated, and highly accurate campus-level progress reports, budget updates, risk assessments, and executive summaries to the Heads of Construction (CSA/MEP) and the Head of Design and Delivery.Meeting Leadership: Lead campus-wide weekly/bi-weekly construction progress meetings, fostering transparency and accountability across all on-site teams.Documentation Management: Ensure comprehensive and accurate documentation of all campus-level construction activities, including site logs, safety records, daily reports, progress photos, and overall project narratives.6. Commissioning & Operational Handover (Campus Level): Commissioning Coordination: Oversee and coordinate the overall commissioning strategy and execution across multiple buildings and phases within the campus. Ensure timely completion of all pre-functional checks and functional performance tests.Integrated Systems Testing (Campus): Ensure site readiness and facilitate complex campus-level Integrated System Testing (IST) for shared infrastructure and inter-building dependencies, validating overall campus resilience and functionality.Operational Readiness: Work hand-in-hand with the Operations team to ensure the entire campus is fully operationally ready for handover, including site access, security systems, common area infrastructure, and initial facility management protocols.Final Handover: Orchestrate the formal handover process for the entire campus to the operations team, ensuring all necessary documentation, training, and warranties are transferred effectively.7.
