This role involves end-to-end ownership—from site scouting and evaluation to lease closure and store launch—ensuring expansion aligns with business objectives and brand positioning.Key Responsibilities1. Site Identification & Market IntelligenceIdentify and secure high-potential retail locations across malls, high streets, and airports (primary focus on malls and airport retail)Conduct detailed market research including footfall analysis, catchment profiling, and competitor benchmarkingTrack upcoming retail developments and proactively identify leasing opportunities2. Location Evaluation & FeasibilityAssess location viability based on brand fit, target audience, and commercial potentialDevelop financial models including ROI, payback period, and sales productivity (per sq. ft.)Prepare detailed feasibility reports and present recommendations to leadership3. Leasing & Commercial NegotiationEngage with mall developers, landlords, and brokers to source and finalize locationsLead negotiations on commercials including rent, revenue share, CAM, lock-in, and lease tenureCollaborate with legal teams to review and finalize lease agreements4. Store Rollout & Cross-Functional CoordinationWork closely with Design, Projects, and Retail Operations teams to ensure timely store launchesMonitor progress from LOI (Letter of Intent) to store openingEnsure seamless handover to operations with complete readiness5. Stakeholder & Relationship ManagementBuild and maintain strong relationships with leading developers, mall management teams, and real estate partnersAct as the key point of contact for all leasing and expansion-related discussionsExplore strategic partnerships and collaboration opportunities6. Reporting & Performance TrackingMaintain a comprehensive pipeline of potential and active sitesShare regular MIS reports on expansion progress and deal statusTrack performance of new stores against projections and benchmarksKey RequirementsExperience: 8–10 years in retail expansion, leasing, or commercial real estateEstablished network with leading developers such as Phoenix, Nexus, Inorbit, Pacific, and airport retail operatorsIndustry Preference: Fashion retailDemonstrated experience in scaling multi-city retail presenceStrong commercial acumen with expertise in negotiations and financial analysisDeep understanding of mall economics and retail performance metricsExcellent communication, negotiation, and stakeholder management skillsKey SkillsLocation analysis & feasibility planningLeasing negotiations & deal closureFinancial modeling (ROI, payback, sales per sq. ft.)Project coordination & executionRelationship management & networkingKPIs / Success MetricsNumber of stores opened (quarterly and annually)Quality and performance of locations securedRental efficiency and cost optimizationSpeed and efficiency of store rollout
