This role involves end-to-end responsibility—from site scouting to store launch—ensuring strategic growth aligned with brand vision.Key Responsibilities1. Site Identification & Market ResearchIdentify high-potential retail locations (malls, high streets, airports), Special focus on malls and airportsConduct market analysis: footfall, demographics, competitor presenceTrack upcoming retail developments and leasing opportunities2. Location EvaluationAssess viability based on:Brand positioningTarget customer profileRental vs projected revenuePrepare feasibility reports and ROI projectionsBenchmark against competitor store locations3. Leasing & NegotiationLiaise with mall developers, brokers, and landlordsNegotiate commercials: rent, revenue share, CAM, lock-in, tenureReview and finalize lease agreements in coordination with legal teams4. Store Rollout & CoordinationCoordinate with internal teams:Design & VM (store layout)Projects (fit-outs)Operations (store readiness)Track timelines from LOI to store openingEnsure smooth handover to retail operations5. Relationship ManagementMaintain strong relationships with mall management and real estate partnersAct as the point of contact for all leasing discussionsExplore partnerships and strategic retail collaborations6. Reporting & MISMaintain database of all potential and active locationsProvide weekly/monthly pipeline updatesTrack performance of newly opened storesKey RequirementsExperience: 8-10 years in retail expansion / real estate / leasingExisting Network with mall developers (Pheonix, nexus, Inorbit, pacific and Airports)Industry Preference: Fashion, lifestyle, accessories,Experience in Scaling Multi City retail foot printStrong negotiation and analytical skillsUnderstanding of mall economics and retail metricsExcellent communication and relationship-building abilityKey SkillsLocation analysis & feasibility planningNegotiation & deal closureProject coordinationFinancial understanding (ROI, payback, sales per sq ft)Networking with developers & brokersKPIs / Success MetricsNumber of stores opened per quarter/yearQuality of locations secured (sales performance)Rental efficiency vs benchmarksSpeed of store rollout
