Property Specialist

Position: Property Acquisition AssociateKey Responsibilities:1. Market Research & Property Identification:o Assist in identifying potential locations for new retail stores by conducting market research and analysis.o Evaluate local demographics, footfall potential, and competitive landscapes.2. Site Visits & Initial Assessments:o Conduct site visits to assess property suitability based on location, accessibility, and visibility.o Prepare basic reports with key findings and recommendations for shortlisted properties.3. Negotiation Support:o Support senior managers in negotiating lease terms, rental agreements, or purchase contracts with landlords or brokers.o Gather necessary documents and coordinate follow-ups with property owners or agents.4. Coordination & Documentation:o Work closely with legal and finance teams to compile and review documents related to property acquisition and agreements.o Maintain updated records of property details, contracts, and approvals.5. Vendor & Broker Relations:o Build relationships with brokers, agents, and developers to stay informed about new property listings.o Coordinate and manage broker communications and property inquiries.6. Regulatory & Compliance Assistance:o Assist in ensuring all legal, zoning, and regulatory requirements are met for selected properties.o Support in obtaining necessary permits and approvals in coordination with relevant teams.7. Reporting & Feedback:o Prepare regular updates and summaries on property acquisition progress for the team or management.o Provide feedback on challenges and opportunities during the acquisition process.Key Skills:• Strong interpersonal and communication skills.• Basic understanding of real estate laws and property regulations.• Good analytical and problem-solving abilities.• Detail-oriented with strong organizational skills.• Proficiency in MS Office (Excel, Word, PowerPoint)
