We are building India's first civilisational experience platform and are at an aggressive growth phase across greenfield development, heritage restoration, PPP infrastructure, and wellness resort construction.Role OverviewWe are hiring a Senior Civil Engineer / Deputy General Manager – Projects who has delivered branded hotels, wellness resorts, institutional campuses, and suburban infrastructure projects from foundation to full pre-opening. This is a high-ownership, multi-project leadership role requiring deep expertise in civil construction, quantity surveying, land and geotechnical survey, contractor management, and end-to-end pre-opening commissioning of hospitality properties. The candidate will work directly with the Founder and Group MD and will be responsible for the civil delivery of Ridhira's active and pipeline property portfolio across Hyderabad, Udaipur, Goa, Ayodhya, Jodhpur, and Pulicat.Key ResponsibilitiesProject Delivery & Construction ManagementLead end-to-end civil construction of greenfield hotel, resort, wellness retreat, and institutional campus projects in suburban and peri-urban locationsManage RCC framed structures, load-bearing masonry, post-tensioned slabs, retaining walls, steel fabrication, and precast constructionOversee foundation engineering including pile foundations, raft foundations, and geotechnical complianceCoordinate structural design with consultants; ensure IS code compliance including seismic zone requirements (IS:1893)Manage waterproofing systems, external development works, underground utility laying, STP/ETP/WTP construction, and campus-level infrastructureSupervise swimming pool construction and commissioning, landscape development, hardscape and softscape executionExecute adaptive reuse and heritage structure restoration projects including lime mortar repair, structural strengthening, micro-piling, and ASI complianceCoordinate MEP (Mechanical, Electrical, Plumbing) commissioning, HVAC, fire fighting, BMS integration, and kitchen equipment installationQuantity Surveying & Cost ManagementPrepare and review detailed BOQ (Bill of Quantities) from architectural, structural, and MEP drawingsConduct quantity take-off (QTO) using CostX, Candy, or equivalent platformsDevelop rate analysis using DSR, CPWD, and current market benchmarksPrepare preliminary estimates, detailed project reports (DPR), and CapEx projections for new propertiesManage value engineering processes to optimise project costs without specification compromisePrepare and evaluate NIT, RFP, RFQ documentation; conduct L1/L2/L3 bid evaluationCertify subcontractor Running Account (RA) bills, manage variation orders (VO/EI) under FIDIC/GCC contractsConduct material reconciliation for TMT steel, cement, aggregate, and specialty materialsSurvey & GeotechnicalCommission and supervise topographic survey, land survey, DGPS survey, and utility mappingInterpret geotechnical investigation reports including SPT results, bore logs, plate load tests, and soil bearing capacity assessmentsConduct contour analysis, site grading, and earthworks planningUtilise drone photogrammetry (UAV survey), point cloud generation, and DEM/DTM mapping for site analysisExecute LiDAR scanning for heritage property documentation and retrofit planningHotel Pre-Opening & CommissioningLead complete hotel and resort pre-opening process from civil handover to soft openingManage comprehensive snag list development, tracking, and closure across all hotel departmentsCoordinate FF&E (Furniture, Fixtures & Equipment) and OS&E (Operating Supplies & Equipment) installation and supervisionObtain Fire NOC, Occupancy Certificate, and all statutory clearances through local municipal, fire, and regulatory bodiesEnsure brand technical services agreement (TSA) compliance for branded hotel propertiesCommission spa and wellness facilities including hydrotherapy pools, steam rooms, hammam, floatation rooms, and Ayurvedic treatment room fitoutManage back-of-house (BOH) infrastructure commissioning including laundry, kitchen, housekeeping, and engineering roomsPPP & Government InfrastructureManage government-liaised PPP project construction including UPSIDC, UP Tourism, and certificate, and project closureProject Planning & SchedulingDevelop and maintain Master Construction Programme using Primavera P6 or MS ProjectApply Critical Path Method (CPM) and Earned Value Management (EVM) for schedule and cost controlManage multi-project portfolio across simultaneous sites in different geographiesPrepare weekly and monthly MIS reports, project dashboards, and CapEx tracking reports for leadershipHSE & QualityImplement and enforce Quality Management Plan (QMP) across all project sitesManage third-party quality audits, material testing protocols, and NCR closureEnsure full HSE compliance as per IS 18001 / ISO 45001 standardsCoordinate LEED / GRIHA green building compliance for eligible projectsRequired Qualifications & SkillsB.E. / B.Tech in Civil Engineering from IIT, NIT (Warangal / Trichy / Surathkal / Calicut / Rourkela), BITS Pilani, SPA Delhi, or equivalent premier institutionPostgraduate degree or diploma from NICMAR (National Institute of Construction Management and Research), RICS School of Built Environment, or equivalent is highly preferredPMP (Project Management Professional), MRICS, CIOB, LEED AP BD+C, or GRIHA Certified Professional credentials preferredMinimum 10–18 years of progressive experience in civil construction with a minimum 3 hotel or resort pre-opening deliveriesDemonstrated experience in suburban and peri-urban infrastructure delivery for institutional or hospitality clientsProven experience in quantity surveying, BOQ preparation, rate analysis, and contractor billing managementHands-on experience
