Job Description:
Maintenance • Maintenance supervisors oversee and coordinate the workers who maintain and repair electrical, plumbing, ventilation and other building systems. • They may be responsible for evaluating problematic systems or facilities and determining what installation or repair services need to be performed. • Supervisors hire workers, organize schedules and assign work activity. • In charge may perform training to ensure individuals have all the requisite skills. Additional responsibilities include developing and implementing maintenance procedures and maintaining personnel records. • Supervisors coordinate with building management, maintain the inventory of tools and hire workers. • May provide training that covers equipment, techniques and procedures for a building or complex's various systems. Also assist employees with related administrative and human resources issues. • Maintenance-related duties include performing initial evaluations of building systems and distributing work assignments. Supervisors evaluate each worker's performance to ensure quality operations; they also investigate accidents and prepare relevant reports. • The In-charge should be a skilled technician with exposure on HVAC system, RO Plant, DG Sets, electric Panel Maintenance, general civil infra, maintenance issues. Electricity • Assemble, install, test, and maintain electrical or electronic wiring, equipment, appliances, apparatus, and fixtures, using hand tools and power tools. • Diagnose malfunctioning systems, apparatus, and components, using test equipment and hand tools, to locate the cause of a breakdown and correct the problem. • Connect wires to circuit breakers, transformers, or other components. • Inspect electrical systems, equipment, and components to identify hazards, defects, and the need for adjustment or repair, and to ensure compliance with codes. • Advise management on whether continued operation of equipment could be hazardous. • Test electrical systems and continuity of circuits in electrical wiring, equipment, and fixtures, using testing devices such as ohmmeters, voltmeters, and oscilloscopes, to ensure compatibility and safety of system. • Maintain current electrician's license or identification card to meet governmental regulations. • Plan layout and installation of electrical wiring, equipment and fixtures, based on job specifications and local codes. • Direct and train workers to install, maintain, or repair electrical wiring, equipment, and fixtures.
