JOB TITLE: GM/VP (Commercial) - Head – Co-working spaceWORK LOCATION NSL ICON, Banjara Hills, Hyderabad REPORTING COO | Head CommercialOVERALL EXPERIENCE 10 -15 Years.RELEVANT EXPERIENCE Should have headed a Co-working Centre for at least 4 years, managing Leasing and Operations.8-10 years of experience in co-working, corporate real estate, or start-up would be an advantageSALARY RANGE 40 LPAQUALIFICATION MBA preferably with an engineering | Finance | Marketing backgroundJOB DESCRIPTIONEstablishment of a Co- working space including:-Preparation of a Business Plan for Co-working | Managed Office | Enterprise SolutionPlanning of the space, including the planning of Phases to ensure maximum profitability, and Budgeting for the same, and showcasing ROI for each module.Execution of works to create the facility with phases being taken up without disruptionIdentify the Staff requirement and Hire Manpower for Sales/Marketing/Leasing and OperationsOperation of the Co- Working Space:-Identification and implementation of activities for day-to-day runningImplement all activities like marketing and tie up with Property Consultants to get clientsCosting and Accounting of the aboveContinuous monitoring and initiating actions to ensure profitabilityBusiness developmentResponsible for setting and achieving sales objectives, maintain high occupancy rates, and pricing and generating good revenueConduct tours for prospective members and ensure that new members will fit with coworking space cultureOnboard new client /coworking members and introduces them to the communityDevise and execute local marketing strategies to generate leads Establish “look alike” audiences, cold call, email to attract new clientele Market and advertise our coworking space and events on social media and through other local marketing channels and community leaders to generate interest in coworking space.Follow up on a frequent basis with prospective members, document activity in CRM and marketing platform Maintain a positive relationship with key vendors and other stake holdersManaging and monitoring budget and long-term strategy and business plansOverseeing project management, including but not limited to renovation, facility upgrades, and potentially new site developmentInput and maintain accurate data across various platforms (billing, customer data, inventory)Operations, Facilities and Space ManagementManage all building operations to the satisfaction of membersMaximize uptime and availability of key facilities assets like the Wifi network, kitchen, printers/copiers… etc.Keep members aware of facilities issues that may impact themMake recommendations to the owners about new features or perks that will entice membersSubmit maintenance tickets for repairs to the facility and key equipmentEnsure cleaning is conducted to specAttend the Customer service issuesOversees lobby/reception area to ensure all visitors and first-time guests enjoy a positive first impression; at a minimum, ensures the front desk is properly staffed at all timesTrack and record daily traffic into the coworking space and maintain a log.Assist with leasing new office spaces and collecting rent.Track usage and maintain bookings of meeting/ conference rooms.Collect monthly feedback from customersOther duties as required for successPeople managementPlan and on-board required team members based on the requirementManage a team to achieve the community, sales, and facilities goals stated aboveBe responsible for the professional development of each team memberConduct regular meetings with the entire team to ensure members are aligned on key initiatives and performance goalsHold weekly one-on-one meetings with each team member to review the status of individual tasks and goalsLead regular performance reviews of team membersShare perspectives on the team with ownershipSkill Set:Highly technically capable and demonstrated project management skillsExperience in planning and leading community initiativesExcellent written and verbal communication skillsExcellent interpersonal and presentation skillsHands-on experience with social media managementAttention to detail, critical thinker, and problem-solverCompany Profile: NSL InfratechNSL Infratech is a Hyderabad-based private real estate and infrastructure company that is part of the NSL (Nuziveedu Seeds Limited) Group, a diversified conglomerate with interests in seeds, textiles, power, sugars, and real estate.
