JD: Inside Sales – Business Development Executive (BDE)Role PurposeTheInside Sales – (BDE)is responsible forowning and converting qualified digital leads into signed design and construction contracts. The BDE acts as thelead owner and client relationship managerthroughout the sales journey — from first contact to deal closure — coordinating with internal experts such asarchitects, quantity surveyors (QS), and technical teamsto develop the right proposal and win the project. This role focuses onconsultative selling, helping potential homeowners understand the design–build process and guiding them toward starting their project with the company. Key Responsibilities1. Lead Ownership & EngagementOwn assigned digital leads generated from marketing campaigns (website, ads, referrals, etc.). Initiate first contact with leads within defined response time. Understand the client'sland details, family needs, budget, and timeline. Qualify prospects based on project readiness and budget alignment. Maintain consistent follow-up until decision stage. 2. Sales ConsultationConduct discovery conversations to understand: Lifestyle requirements Plot size and location Budget expectations Project timeline Educate clients about: The design–build process Company services and packages Construction methodology and quality standards Position the company as thetrusted partner for their dream home. 3. Internal CoordinationTo win the project, the BDE will coordinate with internal experts such as: Architects– for concept discussions and design consultations Quantity Surveyor (QS)– for cost estimation and value engineering Technical team– for feasibility and technical clarifications The BDE mustdrive these resources effectively to support the sales process. 4. Proposal & Deal ClosurePresent the design and construction packages to clients. Guide clients through: Proposal understanding Cost breakdown Scope of services Negotiate within company guidelines to close deals. Ensuretimely signing of agreements and collection of advance payments. 5. CRM & Sales Process DisciplineUpdate all lead activity in CRM / ClickUp. Track: Lead status Follow-ups Meetings Client decisions Maintain accurate sales funnel visibility. 6. Customer ExperienceProvide clear and timely communication throughout the sales process. Build trust with clients by being responsive and transparent. Ensure a smoothhandover to the design and execution team after deal closure.
