Position Name: Dy. General Manager- Sales Job Responsibilities: Develop and implement the residential sales strategy in consultation with the Head – Marketing (Residential) Drive branding / advertising initiatives for residential projects across all regions after in-depth analysis of the geographic, demographic and psychographic aspects of each target market . Develop and implement strategies around new residential project offerings, product pricing and delivery in consultation with the Head – Marketing (Residential); Ensure effective and timely communication of new initiatives / projects to critical stakeholders Survey the global environment to identify best practices in the areas of branding, customer relations and customer care management for residential projects; evaluate feasibility of implementing the same. Ensure effective cascade of residential sales plans to all; Act as the single point of contact for the resolution of all queries with respect to sales of residential projects across the Organization. Lead the development of a framework / matrix for pricing of residential projects across the Organization based on latest market price trends, industry norms and stakeholder expectations. Work with the Head – Marketing (Residential) to provide inputs to the Business Development and Engineering Departments on the marketing feasibility of identified properties (for residential projects); Provide periodic inputs on marketing and design to the Engineering Department. Collaborate with Corporate Branding for marketing and branding initiatives for residential projects; Lead the development of alternative sales channels to establish effective touch points with the target customer segment. Regularly interact with customers and ensure timely resolution of all customer queries and complaints; Develop an Organization framework to capture and incorporate customer feedback into system design for future projects. Ensure timely and accurate documentation and execution of residential sales agreements / deeds etc; Act as the sole custodian of all documentation and information related to the project. Authorize delivery of all residential projects and act as a sole custodian of CRM and ISO documentation and records. Lead discussions and enter into strategic tie-ups with International Property Consultants and Market Agents. Oversee timely preparation and submission of MIS for residential sales; Monitor cash flows and achievement of residential sales targets. Maximize residential sales revenues and drive timely collections to ensure minimal receivables People: Actively participate in recruitment of senior roles within the Department Conduct performance appraisals of Departmental staff / personnel Assess and fulfil training and career development requirements Foster an environment of learning, excellence and innovation within all aspects of team work Mentor and coach subordinates to develop the team’s capabilities and build a strong succession pipeline for the role. Desired Experience & Qualification required MBA in Marketing. 15+ years of experience within the Real Estate industry handling HNI clients /ultra luxury products ranging from 6cr onwards.
