Position : Manager Design | Master planning Location : Bangalore At Total Environment, we love creating experiences that touch the senses and evoke emotions. Since 1996, we have been designing, building and managing some of the best homes in the world. We currently have 8 projects with around 4500 custom designed, furnished homes as well as commercial and institutional buildings, covering a total saleable area of approximately 14 million square feet under construction at Bangalore, Pune and Hyderabad. Purpose The purpose of this role is to develop and manage master planning projects with the objective to create sustainable, functional and aesthetically pleasing environments enhancing quality of life for occupants and meet project goals. Areas of Ownership & Accountability Concept stage: Project brief: Prepare an initial document outlining the project scope, objectives, and stakeholder requirements. Feasibility study report: Prepare project feasibility report after studying relevant zoning regulations, building codes, and other relevant legal requirement. Project reports and presentation: Prepare DBR, presentation for site analysis and environmental assessments to inform the planning process and identify constraints and opportunities. Design proposal: Develop architectural drawings, renderings, and visualizations to communicate design concepts and proposals effectively. Approval drawings: Prepare necessary drawings for statutory clearance undertaking survey, analysing reports and by-laws. Schematic and Design development stage : Carry out extensive cross-disciplinary co-ordination to produce a drawing set that comprehensively encompasses both design and technical requirements as per the feedback received from stakeholders during this stage to ensure alignment with all stakeholders. Construction documentation / Tender drawings : Preparing and issuing GFC package to the team ensuring the drawings are with correct sheet numbers, titles, revision numbers, etc as per details mentioned in corresponding transmittal. PRELIMINARY BUDGET / BOQ - Share inputs and coordinate closely with estimation team to prepare preliminary budget and detailed BOQ upon completion of detail drawings. DELIVERABLES AND TEAM MANAGEMENT Setting up and updating the weekly trackers in line with tasks set for WPS with respect to design closure and dependencies. Master Drawing List : Preparing and updating the master drawing list for corresponding WPS goals / design batches SITE COORDINATION AND RFI CLOSURE Closely coordinating with site team and providing effective resolution for any issues encountered during project execution. RFI: Keeping track of RFI sent by site team and ensuring appropriate response / acknowledgment email is sent within 2 days of receiving the same. Sending out responses to RFI as per correct format and set protocol. STANDARDIZATION - Standardization of drawings / details and preparing technical guidelines. DESIGN AND DRAWING DELIVERY Lead the design and developing of assigned master planning projects for residential, commercial and mixed-use development. Demonstrating an expert understanding of drawing production techniques. Undertake feasibility studies and massing options demonstrating optimal development options. Collaborate with architects, landscape architects, consultants and other professionals to ensure cohesive project outcomes. Coordinate with engineers, planners, consultants, and regulatory agencies to ensure compliance with zoning regulations, building codes, and other legal requirements. Ensure adherence to project timelines and budgets. Standardization of design and technical guidelines / details. ORGANISATION + CAPABILITIES Keeping track of emerging trends, technologies, new materials, and best practices in master planning, architecture, and sustainable design to inform design decisions and enhance project outcomes. Ensure all documents, including drawings, specifications, and reports are systematically organized, accurately filed, and easily accessible. Qualification : 5+ yrs experience with Masters in Urban Design | Master Planning from reputed University.
