We strive to create a workplace where everyone feels welcomed,supported, and empowered to succeed./"Job Overview:We are seeking a proactive and driven Contracts Manager to support our Contracting efforts.As part of the Contracts team, you will play a key role in Pre contracts, Post contracts & Rateanalysis as well as Prequalification of bidders. etc.,This role is ideal for someone who is looking for excelling in Contracts function and looking to growtheir career in a real estate with a deadline driven accomplishment.Key ResponsibilitiesPre-Contracts:· Study / review of received tender documents before bid process and raising theobservations / queries to Budget Team/ Design Team.· Preparing the Tender documents with relevant information for the particular package &tender invitations to shortlisted bidders.· Follow ups with Contractors for the submission of the quotes· Prepare the rate analysis collecting inputs from the reliable sources.· Upon submission of the tender, tender opening & preparing the Comparative statementwith techno commercial inputs.· Evaluate the compliance quote received from various contractors technically andcommercially and preparation of item wise Comparative statement· conducting negotiation meetings to arrive at final Comparison· Put up a RFA after finalisation· Prepare a WO & Communicate Stake holders after acceptance.Post Contracts:· Any Variation w.r.to awarded contracts.· Non tender items to ratify & issue the VOMaintaining the Documents: Maintaining documents as per the ISO requirements such as Budgets Vs actual, Contractor Pre-Qualification Document, Tender Opening Statement (wherever applicable), Final Comparative Statement / Approval, Work Orders, & Variation Order etc.,Qualificationso Education: BE in Electrical & Electronics Engineering/Mechanical Engineering.o Experience: 8 to 12 Years in experience in the field of Real Estate /Construction Industry forElectrical and Mechanical services.Key Competencieso Effective Communication and Interpersonal Skills: Ability to engage with internal teams &co-ordinate.o Time Management and Prioritization: Depends on the progress of project prioriespackages closing.o Technical Proficiency: Efficiency with Knowledge of electrical, plumbing, firefighting & alsoElectro-mechanical services of swimming pool, OWC ,STP, WTP etc.,o Attention to Detail: Meticulous with a strong commitment to ensuring a timely award ofcontract also competent in MS Office Suite (Word, Excel, PowerPoint) with familiarity in SAP.Puravankara Limited is an equal opportunity employer.
