Position SummaryThe Rental and Leasing Manager will lead the end-to-end leasing lifecycle for a diversified property portfolio comprising residential apartments, mini shops, retail showrooms, corporate office spaces, and anchor (flagship) showroom units. The incumbent will be responsible for driving occupancy, optimising rental yields, ensuring contractual compliance, and delivering a best-in-class experience to tenants, prospects, and channel partners.This is a strategic and client-facing role requiring a strong blend of commercial acumen, negotiation expertise, legal awareness, and operational discipline. The successful candidate will act as the principal custodian of leasing performance and the brand's reputation in the rental market.Key Responsibilities1. Leasing Strategy, Policy & OperationsDesign, implement, and continuously refine rental and leasing policies, SOPs, and process workflows to ensure operational efficiency, regulatory compliance, and a consistent customer experience across all asset classes.Develop a unit-wise and category-wise leasing strategy (residential, retail, office, anchor) aligned with the organisation's revenue, occupancy, and tenant-mix objectives.Maintain an accurate and up-to-date inventory of available, occupied, and upcoming units, along with their commercial terms.2. Business Development & Client AcquisitionIdentify, source, and convert prospective tenants through direct outreach, channel partners, brokers, corporate tie-ups, digital platforms, and walk-in enquiries.Schedule, accompany, and conduct site visits with prospective tenants, brokers, and corporate clients; deliver compelling property walk-throughs that articulate value propositions.Build and maintain a strong pipeline of qualified leads, including a CRM-led tracking system to monitor enquiry-to-conversion ratios.3. Tenant & Stakeholder Relationship ManagementCultivate long-term relationships with tenants, brokers, property consultants, anchor brands, corporate occupiers, legal advisors, and internal teams.Act as the single point of contact for tenants throughout the lease lifecycle — from onboarding and fit-outs to renewals, exits, and dispute resolution.Drive tenant retention initiatives, periodic engagement, and grievance redressal to maintain high satisfaction and renewal rates.4. Contract Negotiation & Lease AdministrationNegotiate commercial terms — rental rates, escalations, security deposits, lock-in periods, maintenance charges, fit-out timelines, exit clauses, and other deal-specific conditions.Draft, review, and execute Letters of Intent (LOIs), Leave & Licence Agreements, Lease Deeds, renewal addenda, and termination notices in coordination with the legal team.Ensure all leasing documentation is fully compliant with the Rajasthan Rent Control Act, Registration Act, applicable RERA provisions, GST regulations, TDS norms, and any other governing statutes.Maintain a centralised lease database with critical dates (renewals, escalations, expiries) and proactively manage triggers.5. Property Upkeep & Handover CoordinationCoordinate closely with facility management, civil, electrical, and housekeeping teams to ensure that units are in handover-ready condition prior to tenant induction.Oversee pre-tenancy inspections, snag-list closure, possession handovers, fit-out approvals, and exit inspections including dilapidation assessments.Ensure that common areas, façades, signage zones, and anchor frontages are maintained to brand standards.6. Revenue Collection & Financial GovernanceOversee timely invoicing and collection of rentals, CAM (Common Area Maintenance) charges, electricity, security deposits, and any other receivables.Monitor ageing of receivables, follow up on outstanding dues, and escalate persistent defaults through structured recovery and legal pathways.Coordinate with the Accounts and Finance team for reconciliations, tax filings (TDS, GST), and financial reporting on leasing revenue.7. Market Intelligence & Pricing StrategyConduct continuous market research and competitive benchmarking on rental rates, vacancy trends, demand drivers, and tenant preferences in Jaipur and comparable micro-markets.Recommend dynamic pricing, promotional offers, and incentive structures to optimise occupancy and rental realisations.Identify emerging demand categories (e.g., F&B, QSR, healthcare, co-working, premium retail) for proactive leasing strategies.8. Performance Analysis & ReportingTrack and analyse key leasing KPIs including occupancy percentage, average rental per sq. ft., revenue per available unit, lead-to-lease conversion, churn rate, and collection efficiency.Prepare weekly, monthly, and quarterly MIS dashboards and present insights, risks, and recommendations to senior management.Identify operational bottlenecks and drive continuous improvement initiatives across the leasing function.Required Skills & CompetenciesProven track record in managing rental and leasing operations across residential and/or commercial real estate assets.Strong working knowledge of leasing laws, RERA, registration & stamp duty norms, GST/TDS implications, and tenancy regulations applicable in Rajasthan.Excellent negotiation, persuasion, and deal-closure abilities.Superior interpersonal and communication skills (English and Hindi); ability to interact comfortably with retail brand managers, corporate occupiers, HNI tenants, brokers, and statutory authorities.Strong analytical, problem-solving, and decision-making capability with comfort in handling MIS, Excel, and CRM tools.Demonstrated ability to lead cross-functional coordination across legal, finance, facilities, marketing, and project teams.High degree of ownership, integrity, and a customer-first mindset.Qualifications & ExperienceBachelor's degree in Business Administration, Management, Real Estate, Civil Engineering, or a related discipline. An MBA or specialisation in Real Estate / Marketing will be an added advantage.Minimum 2–3 years of relevant experience in rental and leasing operations, preferably with a real estate developer, retail mall, commercial property firm, or organised brokerage house.Prior exposure to mixed-use developments and anchor tenant leasing will be strongly preferred.Working ConditionsThe role is based primarily in Jaipur with regular travel to project sites and rental properties across the city.Field visits, client meetings, and site walk-throughs may occasionally be required in adverse weather conditions.Flexibility to work extended hours, on weekends, and during peak leasing cycles is essential.
