You will operate at the intersection of legal strategy, transaction execution, and asset value preservation.You will manage all transaction workflows from executed contract to final closing, ensuring accuracy, timeliness, and smooth communication across all parties—buyers, sellers, attorneys, lenders, title companies, brokers, and internal teams.Core MandateTo own transaction outcomes from contract execution through closing by enforcing disciplined workflows, proactively mitigating risk, and driving all stakeholders toward a clean, timely, and value-protected close.Key Responsibilities1. End-to-End Transaction OwnershipServe as the single point of accountability from signed contract to recorded closing.Own transaction timelines, dependencies, and critical pathEnsure zero ambiguity around next actions and owners2. New York Deal Risk ManagementAnticipate and neutralize risks unique to NY’s attorney-driven environment.Detect early warning signals: financing fragility, attorney inertia, board delaysDrive resolution strategies with counsel, lenders, and title3. Advanced Stakeholder OrchestrationActively manage attorneys, lenders, title companies, and court-driven stakeholders.·      Push stalled files forward through informed escalation·      Resolve attorney bottlenecks rather than relay status updatesEnforce accountability across attorneys, brokers, lenders, and boardsEscalate decisively when timelines or value are threatened4. Title, Lien & Risk ResolutionIdentify, prioritize, and cure title defects, liens, judgments, and compliance risks.·      Coordinate lien payoffs, settlements, and recording strategies·      Ensure close-ready title integrity under NYC recording requirements5. Deal Salvage & Risk MitigationIntervene when deals are at risk of collapse.·      Address financing disruptions, legal delays, or counterparty resistance·      Re-engineer closing paths without value erosion6. Systems, Documentation & Compliance ControlBuild repeatable systems that protect the company from execution failure.·      Enforce institutional-grade documentation standards·      Maintain audit-ready transaction files and milestone dashboards·      Oversee post-closing compliance, including closed-loan package review, confirmation of recordings, issuance of title policies, submission of final lender documents, and verification that all post-close obligations are fully satisfied.7. Closing Engineering & ExecutionEngineer the close under real-world pressure.Align funds, documents, parties, and recording logisticsResolve last-mile issues without deadline slippage or reputational damage·      Directly review and validate closing disclosures, settlement statements, deeds, affidavits, escrow agreements, and lender documentation to ensure zero-defect execution and compliance with all New York recording and lender requirements.8.
